We'd like to create a medical niche here in New Albany.

It creates the office space we want and supports that office space with a sizable retail development.

We thought it would be better suited for commercial use, with everything going on in Market Square and the need to try and develop the critical mass of retail in the village center.

We felt that since the New Albany Surgical Hospital is there and the medical offices are there, that the ideal use for that site would be a combination of retail and office space, particularly medical office space.

It has to provide a return (for the village).
