If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

Builders will face more challenges with density and land prices, and with all these public builders, they can go out and scour the countryside for ideas from other cities. Smaller builders will follow suit. If they are affordable, why would people not buy them?

I think most of the big builders will struggle to meet last year's totals. Any time you have interest rates on the rise, you're going to have higher cancellation rates.
